If We Don’t Sell Your House, ERA Will Buy It!

Now you can buy a new home before you’ve sold your old one. That’s the promise of the ERA Sellers Security Plan, and it’s just one of many exclusive benefits to give you peace of mind.

Guaranteed sale, guaranteed price.

When you accept an ERA offer, the ERA Sellers Security Plan assures you that ERA will buy your current house if it doesn’t sell within 210 days from the application date. The purchase price offered by ERA is guaranteed, so you’ll know in advance the minimum amount you can expect from the sale of your house, and have plenty of time to see if any other buyer is willing to pay more. The ERA offer is based in part on two independent appraisals that ERA will order for you. This helps assure both you and ERA that your house has been accurately valued.

You realize the profit, ERA covers any loss.

You will usually receive more than the price guaranteed by the agreement, for two reasons. First, the ERA Sellers Security Plan allows you to accept any higher offer within 210 days of the date your house is listed. Second, if ERA purchases your house and then resells it for more than we have in it (including holding and marketing expenses), the net profits are returned to you. But if ERA sells it for less, you don’t take the loss. ERA does.

ERA can even help you with your down payment.

Another advantage of the ERA Sellers Security Plan is our policy of allowing qualified buyers to borrow against equity. You may use up to $100,000 of your available equity from the ERA offer to purchase and close on your new home. So if the down payment on your new home is contingent on the proceeds from your old one, we’ve got you covered.

Here’s how to make it work for you.

  1. At the time you list your house with a participating ERA broker, submit a Seller Security Plan application.
  2. Select two appraisers from an approved list. ERA will then order the first appraisal for you at your expense.
  3. If you home qualifies, ERA will provide a preliminary offer range, which is an estimated dollar amount of what ERA would offer Based on the first appraisal, as well as other factors. If you accept the preliminary offer range, ERA will order a second appraisal for you at your expense. ERA will make a final offer on a qualified home and will refund both appraisal fees if you accept the final offer. If you do not accept the final ERA offer, the appraisal fees are nonrefundable, but you'll receive copies of both appraisals.
  4. If you accept the final ERA offer, you agree to pay a program commitment fee of 2.75 percent of the final ERA offer at the time of closing or cancellation.
  5. You also agree to purchase a home through a broker designated by ERA.

Home Protection Plan

Protection from the unexpected.

After spending so much time, money and effort buying and moving into your new home, the last thing you want to worry about is a costly breakdown to your furnace, plumbing, or any other major mechanical system or appliance. But since homeowner’s insurance seldom covers such problems, what’s the alternative? One good answer: the ERA Home Warranty Plans.

Comprehensive coverage at a nominal cost.

ERA Home Warranty Plans cover repair and replacement costs on most major home systems and built-in appliances, including heating and cooling systems, duct work, electrical and plumbing systems, water heaters and much more. If a problem does arise, service is always just a phone call away, 24 hours a day, 365 days a year.

You the most you’ll ever pay for a service call is a modest deductible. And the cost of the coverage itself is nominal in fact, for many buyers, it’s included in the price of the house.

Two Plans one for buyers, one for sellers.

There are actually two ERA Home Warranty Plans one for buyers, and one for sellers. With the ERA Buyer Protection Plan, standard coverage extends for one full year after your purchase. The ERA Seller Protection Plan offers similar coverage to sellers while their house is on the market, under the condition that they purchase the coverage for the buyer. So if the home you buy is covered, you receive full protection for no additional cost.

Special coverage for condominiums and new homes.

In addition to the standard coverage described above, ERA also offers limited protection for condominiums, covering essentials that include the home’s water heater, interior plumbing fixtures and built-in appliances for your first full year.

And for new homes, ERA offers the Extended Home Warranty Plan, which covers the same systems and fixtures protected in pre-owned homes from the time your builder’s first-year warranty expires through the end of your fifth year in the home.
